| The Home Flippers LLC is
looking for investors who are willing to provide short-term loans (3-5
years) to our company. Your loan will be secured by a mortgage on
real estate located in Lexington County, South Carolina. You will have your choice of receiving monthly payments or a lump sum at the conclusion of the loan.
Although no investment can
be guaranteed, we reduce risk of loss by only purchasing properties at
50% or less of ARV (After Repaired Value). You will be able
to view the property (including appraisals, surveys, etc.) before making
a loan commitment, and you will hold the mortgage on the property. Our plan is to hold these properties for several
years until the real estate market improves and we are able to sell at
a profit. These properties will be rented out during this time to
provide a cash flow, preferably with "lease-to-own" tenants.
We believe that the current mortgage crisis provides an excellent opportunity to buy property at historically low prices.

What type of homes does The
Home Flippers LLC invest in?
Although we have purchased foreclosed homes, our preferred investment home
is a single family home in which the owner is deceased and the heir does
not have the funds or desire to complete repairs which may be needed.
These heirs are many times willing to sell this type of property at a greatly
reduced price.

We are willing to pay between 5%-9% interest for the use of your funds.

need to first convert it into a self directed IRA LLC account - several
companies such as Equity Trust can help you with this.

No, we cannot make such a promise - this, as well as most investments that
you may make come with a risk. We seek to reduce risk by only purchasing
properties at 50% of what we can sell them for once they are renovated.
You will also hold the mortgage on the property, which ensures you will
be repaid first when the property sells.

Due to the current foreclosure crisis, the majority of banks, in order
to reduce their risk, are now only lending money for owner-occupied homes.
